What changes the fee
- Roof system. A single-ply TPO or PVC field is fast to assess. A built-up roof with three generations of recover, or a tile and mansard combination, takes longer and produces more findings.
- Number of penetrations. Rooftop units, exhaust fans, skylights and conduit runs are where roofs actually fail. A mechanically dense roof means more time at flashings and curbs.
- Access. Interior hatch access is included. A roof requiring a boom lift, or one where walking would damage the membrane or void a manufacturer warranty, is documented by drone instead.
- Moisture testing. Infrared thermography or nuclear/capacitance testing is priced by area, typically $0.03-$0.10 per square foot, and is worth it when ponding, blistering or interior staining is present.

That includes membrane condition, flashing and termination detail, drainage, penetrations, evidence of prior repairs, an estimated remaining service life and a replacement cost placed in the capital reserve table.
