Inspection milestones
- Site and foundation: excavation, subgrade, forms, reinforcing placement and anchor bolts before the pour.
- Structural frame: steel connections, welds and bolting, wood or cold-formed framing, shear walls, hold-downs and hardware.
- Building envelope: waterproofing, flashing sequence, window and door installation, air and vapor barriers, roofing assembly — the highest-risk scope on most commercial jobs.
- Rough-in / pre-drywall: mechanical, electrical, plumbing and fire protection routing, penetrations, firestopping and insulation before it is covered.
- Finishes and punch list: installed finishes, doors and hardware, ADA-sensitive dimensions, equipment startup evidence.
- Final and warranty walk: completion verification, open items, and an 11-month walk before the one-year warranty lapses.
What you get from each visit
Every milestone produces a dated report with photographs, a plain-language description of each observation, a severity call, the code or plan reference where one applies, and a recommended correction. Items carry forward from visit to visit with an open/closed status, so nothing quietly disappears between the framing walk and the final. When a lender is involved, we add a percent-complete opinion by division to support the draw request.
Why owners see this pay for itself
Envelope and flashing defects are the single most expensive class of construction problem we document. Water that gets behind cladding or through a missed roof detail shows up two years later as interior damage, mold and a dispute nobody wins. Catching a reversed flashing lap during framing costs a morning; catching it after occupancy costs a facade section. The same logic applies to firestopping, hold-down hardware and slab reinforcing — conditions that are invisible once the next trade covers them.
Scheduling and service area
We work on the contractor's schedule, including short-notice pre-pour and pre-cover calls, across San Diego, Orange, Los Angeles, Riverside and San Bernardino counties. Reports are typically issued within 1–3 days of each visit, and faster when a pour or cover is waiting on us.
