How long until I get the inspection report?

A standard commercial inspection report is delivered three to five business days after the site visit. A full ASTM E2018 Property Condition Assessment with cost tables takes five to ten business days, and rush delivery in 48 to 72 hours is available.

Why a PCA takes longer than a walk-through report

The site time is similar. The difference is analysis: remaining useful life determinations for each major system, opinions of probable cost for immediate repairs, and a capital reserve table projected across the lender's analysis period. That work happens after the walk, and it is what makes the report usable in underwriting rather than just informative.

What can delay a report

  • Documents that arrive late - permit history, roof warranties, HVAC service records, prior environmental reports
  • Tenant spaces that could not be accessed on inspection day and require a return visit
  • A specialty consultant scope added mid-stream, such as a structural review or elevator certification
  • Utility or agency records requests, which are outside our control

Getting information before the report

You do not have to wait for the PDF to make a decision. We provide a verbal summary at the end of the site visit and, on request, a short written list of material findings within 24 hours. Investment committees and lenders need the formal report, but a retrade conversation can start the day after the walk.

Format

Reports are delivered as a PDF with captioned photographs, findings tables you can export, and clear separation between immediate repairs and long-term capital items. If your lender requires a specific template or reliance letter, tell us at engagement and we will format accordingly.
